Landlord Gas Safety Reports
As a landlord, you're responsible for the safety of your tenants, therefore you should ensure all of the gas appliances in your properties are safe to use, work correctly and are safe guarded against the dangers of Carbon monoxide.
By having a Landlords Gas Safety Report (CP12) Carried out you can ensure the above. The report will list any Immediately Dangerous, At Risk or Not to Current standards faults. If any faults are found, rectification advise or works can be provided. By doing this you can ensure the Safety of your tenants.
What information does the Landlords Gas Safety record contain?
As a minimum, the record of a gas safety check must contain:
- Description and location of each appliance and/or flue checked
- Name, registration number and signature of the engineer who carried out the check
- Date on which the appliance and/or flue was checked
- The address of the property at which the appliance and/or flue is installed
- The name and address of the landlord (or his agent where appropriate)
- Any defect identified and any action required or taken to fix it
- Confirmation of the results of operational safety checks carried out on the appliances.
We strongly recommend that boilers, back boilers, fires and warm air units be serviced at the time of the report. This will help to extend the life of these appliances and can prevent minor faults from turning into major problems later on.
